Topic 1 of 3

Home Additions & ADUs

Cost, permits, Austin's HOME rules and timing for adding space to your property.

It depends on the size of the space, the foundation and structural work, utility connections (for a detached ADU or casita) and the finishes you choose. We discuss your budget at a free consultation and give you a preliminary estimate before design starts.

In most cases, yes. Home additions and new ADUs inside the City of Austin need a residential building permit, and what you can build depends on your lot and its zoning. We handle the permits and approvals and review the requirements for your property during design.

The HOME amendments adopted in 2023 and 2024 allow up to three homes on many lots zoned SF-1, SF-2 and SF-3, and lowered the minimum size for a new single-family lot to 1,800 square feet. What is allowed on your property still depends on its zoning, size and any deed restrictions, and the rules can change, so we confirm the current requirements for your lot before design. Details: City of Austin HOME amendments.

It depends on the scope and on how long permit review takes. We talk through your timeline at the first meeting and confirm the schedule once permits and materials are in place, before construction starts.

An attached addition makes the main house bigger, for example a larger kitchen or a new primary suite. A detached ADU is a second, self-contained home on the same lot, usually with its own kitchen and bathroom; “casita” is the name many Texas homeowners use for a smaller detached guest house. We build all three: see home additions and ADUs and casitas.
